Dwelling Inspection Terms and Conditions

ImageThe following are the expressed terms and conditions under which the above named inspection body have made and offer the attached dwelling inspection report.

Armageddon Property Inspections will not be held liable for any loss, damage, and injury or other inaccuracy contained within or resulting from acceptance of this report, where the loss, damage or injury or other unspecified loss occurs as a result of the recipient of the report relying on the contents of the report for the discovery of a latent defect which is expressly excluded from this report, or where the Inspector has not or could not gain access to the dwelling at the time of the inspection, where the defect was in evidence.

This report expressly excludes the following items of inspection:

  • Soil Profile and Stability
  • Location of the dwelling within the correct title boundaries, we exclude the detection, or commentary on unregistered building works
  • No inspection is undertaken above a height of 3.6 metres and defects above this height may not have been detected as per Australian Standard AS4349.1-1995
  • The detection of Asbestos or Asbestos related products
  • No invasive procedures have been employed during the inspection process
  • The structural integrity of the building for such items as:
    Concrete slabs, footings size and construction / composition, beams columns, structural steel members, integrity of swimming pools, spas and hot tubs, ponds and other water features.
  • Internal wiring conditions of the dwelling.
    Circuit completeness is tested only where power is available at the time of the inspection.
  • The presence of termites has not been determined by this inspection
    It is recommended that an independent expert termite inspection be engaged where termites are known to be present in the immediate area of the dwelling.
  • The completeness of television and / or cable facilities have not been tested
  • The water tightness of the dwelling has been assessed by visual inspection only of the internal exposed surfaces
  • Drains and their effectiveness have not been tested however large trees or quantities of vegetation in the vicinity of drainage has been noted in the body of the report as and when it occurs and this may give rise to the clogging of sub soil drains by roots.
  • Furniture has not been moved during the inspection
  • Carpet and all other floor areas have received a visual inspection only and no coverings have been removed during the inspection process.
  • This report may not comment on minor maintenance items and / or issues
  • This report is structured around the prevailing weather conditions at the time of the inspection and may not address the suitability of amenities and or services which are not currently in service or of a serviceable condition.
  • Payment due within 7 days of receipt of written report.
